Streambank Selected to Market Tavern on the Green IP Assets - PR Inside

Streambank, LLC, an advisory firm specializing in the sale of intangible assets, today announced the firm will lead the marketing and sales efforts for intangible assets of Tavern on the Green restaurant.

Streambank was retained by Tavern on the Green Limited Partnership, which has operated the iconic restaurant under a concession agreement with the city of New York since 1974. The

Partnership filed voluntary Chapter 11 bankruptcy petitions in September, after the city announced its intention to enter into a new concession agreement with another operator at the end of Tavern's current term. Streambank's retention is subject to Bankruptcy Court approval.

Among the available IP assets is the Tavern on the Green trademark and goodwill. Other assets include a website, URL and customer data.

Ownership of the Tavern on the Green name is the subject of a pending litigation between the City of New York and the Partnership. The case is pending before the Federal District Court and is expected to be heard later this month.

Tavern on the Green opened in 1934, in an 1870 Victorian Gothic structure on the west side of Central Park. Over the next 40 years, a succession of management companies operated the restaurant, which underwent several renovations and expansions. Deteriorating facilities led to a decline and forced the restaurant's closure in 1974. Shortly thereafter, restaurateur Warner LeRoy acquired the lease and implemented a $10 million renovation, reopening the landmark eatery in August 1976. Described as offering a dazzling dining experience in a fantasy-like setting, Tavern on the Green became, and has remained, a favored destination and the setting for many of New York's most prestigious events, including charity and political functions, Broadway openings and international film premieres.

The Brighton Allston Improvement Association weighed in on several construction and business issues during its December meeting, while a Boston Police Department representative offered a largely positive report on local crime.

More than 30 residents attended the BAIA's monthly meeting at the Brighton Elks Lodge on Thursday, and approved a small mechanical bay on North Beacon Street and curb-cut relocation on Burton Street. A proposal to expand the living space in a newly bought home, and the construction of six townhouses on Tremont Street, were met with resistance.

Representatives from TD Bank also addressed the group to discuss a new branch at the intersection of Market and Surrey streets. Also, Boston Police Department District 14 liaison Neal Manning said his department's work during the past months to crack down on underage drinking has begun to take hold.

Manning said officers have made 41 arrests since the start of the school year at off-campus parties, with 37 of those students attending local universities, three from out-of-state schools and one New York high school student. The officer said upcoming holidays will afford residents a break from late-night gatherings, and that officers will continue to crack down on noise complaints when the school year resumes.

"We're hoping kids finally get the message," Manning said. "We will continue to pursue this problem and bring these parties to an end."

Manning also said new crosswalk signs from Union Square to Oak Square have been installed to combat dangerous drivers and intersections, while "Operation Crosswalk," a project that uses plainclothes police officers to catch drivers who fail to yield to pedestrians, has made Allston-Brighton roads safer for pedestrians.

"Sometimes the only way to get people to act safely is to cost them money," Manning said of the citations. "Money makes a point."

TD Bank representatives showed BAIA members a proposal for a new 3,000-square-foot branch that would replace Brighton's current TD Bank location. Plans for the new branch have not been submitted to City Hall; however, the plan was received with a positive reaction.

Head architect Joe Nebin said the largely glass building would make extensive use of natural lighting and be placed close to the street in order to hide the parking lot from street view. Nebin also said his firm studied area architecture to create a building that reflects the neighborhood's aesthetic.

"This is more of a Brighton bank, not a TD Bank," said Nebin.

Residents had some concerns about how the parking lot could affect traffic conditions on the corner; however, bank representatives said the project is still in its planning stages, and local restaurant patrons could use the lot after business hours.

The largest project to face the BAIA — a proposal to demolish a four-family dwelling on 139-141 Tremont St. to make way for a row of six townhouses — was met with apprehension by many residents who felt the plan was too dense for the neighborhood.

Neighbor Dan Leone said that while he was glad something would be done with the property that he said had fallen into disrepair over the last decade, the size of the new buildings "seems to be excessive at this point."

Tremont Street resident Anne Lerosey reflected the concerns of many in attendance.

"It's crazy for someone to think that they can fit that many units onto one plot of land," Lerosey said as the proposal came to an end, resulting in a decision by the BAIA to request a deferral until a less dense plan is created.

BAIA members were more receptive to a proposal by lifelong Allston-Brighton resident Alessandro Vicente, who requested permission to create a mechanical bay in his automotive and motorcycle accessory store East Coast Performance on 130 North Beacon St.

Although there were considerable concerns about the noise created by motorcycles coming in and out of the neighborhood, Vicente said he would close the store before night and does not cater to Harley Davidson riders, and would only perform cosmetic modifications and minor tune-ups.

BAIA member Alex Selvig responded positively to the idea.

"I think North Beacon really needs a shot in the arm," Selvig said. "Anything opening up there, especially by a local resident, is a good thing."

The only proposal the BAIA shot down was that of Niall Nugent, who owns a home at 5-7 Boulevard Terrace and said he would like to expand the living space in the building to include the basement and attic. Nugent said he currently has seven young professional occupants in the building, but would like to increase that number.

Although Nugent said he would not rent to college students, many residents did not feel his promise could be kept if demand for the building declined.

"First you have three rooms, then four, then five," said resident Ann Depierro. "If the rental market falls apart and you sell the building, it will go to the college kids. Then they urinate on my lawn and throw cups everywhere."

Finally, a proposal by John Qualter to move the curb cut on his property at 51 Burton St. to create a second parking space was approved with little discussion. Residents, including state Rep. Michael Moran, commended Qualter for his involvement in the community.

"I've known John for many years and he's done great work to his home," said Moran, who lives two houses away.

"Also, this is the first time I can speak at one of these meetings as an abutter," Moran added.

Over 60 per cent of SMEs can be sustained by automotive industry, says NAC

THE current plight of Small and Medium Enterprises (SMEs), could be effectively addressed, if the nation's automotive industry is re-developed, the Director-General, National Automotive Council (NAC), Mr Aminu Jalal, has said.

Indeed, Jalal affirmed that a developed automotive industry could support the development of over 60 per cent of SMEs.

He told the News Agency of Nigeria recently in Nnewi at the second Nnewi International Auto Trade Fair with the theme: ``Repositioning Nigeria's Economy Through Industrialisation: The Nnewi Experience.''__

``If we have a viable automotive industry, the small industries can be developed and employment will be created.

``If we do not do it, we will still buy the vehicles from other countries and support their small-scale industries,'' he said.

The NAC Director-General explained that the automotive industry was technology-driven, enabling the country to acquire the latest technology of vehicle manufacturing.

According to Jalal, Nigeria can even export vehicles to neighbouring countries as it is presently doing with local manufactured bicycles and motorcycles.

``This export for now is informal but they are exporting. I know we can go back to how we were in the 70s and the 80s and even surpass it,'' he said.

__He noted that low patronage and a lack of tariff protection were the main hindrance to the industry.

Jalal explained that over 50 companies could supply parts of a vehicle, adding that Peugeot Automobile, which was producing over 50,000 cars yearly now produces just about 5,000.

``When your production drops to about 5,000 most of the companies supporting you will close down. We need volumes to encourage development of local content,'' he said.

On tariff, he said automotive producing countries like Brazil, South Africa, Malaysia, Thailand and China had higher tariffs than Nigeria to discourage importation.

__On the fair, he said that Nnewi, being the largest automotive cluster in the country, had been producing spare parts and components locally for years.

``This fair will encourage the upcoming automotive plants that have been importing their parts to look inward.

``Currently, they are mostly doing consumable items and service items that wear out quickly like break pads and filters,'' he said.

NAC was set up in 1993 to implement the National Automotive Policy.

The main thrust of the policy is to ensure that automotive industries survive and develop for the country's growth.
